Don't get caught out with faulty appliances
It may seem a minor thing but all landlords should have any portable appliances in their properties tested on an annual basis. If you are supplying any appliance to tenants like a microwave, fridge, freezer, cooker and washing machine that is not fixed the appliance will need to be tested. This is called Portable Appliance Testing (PAT).
